KWP has provided property management services for the iconic building at 8100 Melrose Avenue – formerly known as the Fred Segal Building – since 2014. Situated on the corner of Melrose Ave. and Crescent Heights Blvd., the ivy-clad building represents a pillar of high-street retail in Los Angeles and a destination for fashion lovers across the world. In 2015, KWP’s investment sale team was engaged for the disposition of the property, the first time in over 40 years that it had been on the market. KWP’s marketing efforts resulted in considerable interest from local, international, private capital and institutional buyers and the team sold the property to CormackHill, LP for $43,000,000. KWP was engaged to continue management services. The current tenant roster includes Mauro’s Café, a casual Italian bistro and celebrity hotspot as well as Super World, a boutique women’s winter jacket shop offered by popular fashion retailer Aritzia.
