Ideal Tenant Mix for High Street Retail Center

KWP has provided property management, construction management and leasing services for San Vicente Place since 2014. Located on a high-profile corner in Santa Monica, across from the Brentwood Country Mart, San Vicente Place is 100% leased to a roster of renown tenants including Starbucks, Nordstrom Local, Elaine Kim, The RealReal, Amici Brentwood Trattoria, Kalologie Medspa, Brentwood Pharmacy and Equity Union Real Estate. To upgrade the credit quality of the tenancies and achieve market rents, KWP was able to successfully negotiate multiple tenant relocations to allow the former small businesses to continue operating in the community while remaining within the client’s portfolio under the same ownership. Since being appointed as manager and leasing agent, KWP has managed over $5 million of capital projects and tenant improvements while achieving an overall rental growth increase of 225%. Furthermore, KWP has managed the upgrades of critical building systems and ADA compliance for this historically significant property. San Vicente Place has received recent media attention in the Santa Monica Star, Los Angeles Business Journal and GlobeSt.
