Key Duties:
Operations & Maintenance
– Perform regular inspections of office, retail and industrial properties to ensure cleanliness, functionality, and safety.
– Coordinate and supervise maintenance staff, third-party vendors, and contractors.
– Manage certificates of insurance for tenants and vendors.
– Ensure compliance with building codes, OSHA regulations, environmental laws, and safety policies.
– Manage preventive maintenance programs (e.g., HVAC, elevators, FLS systems, etc.)
Tenant Relations & Financial
– Serve as the primary liaison for tenants, addressing concerns and service requests promptly.
– Monitor tenant compliance with lease obligations and building rules.
– Facilitate onboarding and move-in/move-out procedures for tenants.
– Prepare annual budgets and CAM reconciliations for each property, monitor performance, and manage expenses to achieve NOI targets.
– Approve invoices, manage operating costs, and identify cost-saving opportunities
– Collect rent and CAM charges and follow up on delinquencies.
Lease Administration
– Interpret and enforce lease terms for various tenant types.
– Track lease expirations, manage renewals, and support leasing efforts in coordination with brokers.
– Coordinate tenant improvements and space build-outs with contractors and tenants.
Capital Projects
– Plan and oversee capital improvement projects, such as roof replacements, HVAC upgrades, and tenant and market-ready improvement projects.
– Ensure timely project completion within scope and budget.
Reporting
– Provide regular financial and operational reports to ownership.
– Maintain up-to-date records, including tenant files, vendor contracts, and compliance documentation.
Skills and Experience:
– 2-3 years of experience in commercial property management.
– California DRE Salesperson License
– Strong working knowledge of Yardi or similar accounting software, MS Word, Outlook, Excel and Box.
– Excellent people skills with the ability to effectively communicate both orally and in writing with peers, managers and clients.
– Dependable and flexible with the ability to maintain a high level of confidentiality.

Job Summary:
The Property Accountant has a wide range of responsibilities with the overall goal of providing effective financial management and reporting for the individual property, ensuring that the property’s cash position and operating results are protected, enhanced and maximized.
Key Duties:
– Rent Roll/Rental Income Variance Review – Review for tenancy changes and assist GM in preparation of variance analysis.
– Operating Statements – Knowledge of accrual accounting required.
– Tenant Billings and Receivables – Ensure timely collection and posting of Accounts Receivable.
– Review and Processing of Account Payable, including weekly ownership funding requests.
– Monthly Reporting Package – As required by certain management agreements, compile, review and distribute monthly accounting packages to ownership.
– Process journal entries, review monthly G/L, ensure accuracy.
– Tenant Expense Recoveries – Coordinate and assist GM with the preparation of estimated operating expenses and the annual reconciliation process, including final approval of expense pools, and tenant adjustments.

KWP is seeking a licensed sales agent to undertake retail leasing activities in Greater Los Angeles. The successful candidate will effectively explore the market to identify opportunities and secure new tenants on behalf of their clients.

– Work with agents, admins, and marketing team with the goal of leasing or selling properties to prospective tenants/buyers.
– Conduct property tours in the greater Los Angeles area (must have transportation)
– Assist with deal transaction correspondence and paperwork.
